Why We Do This Work

Our Mission
What Drives Us

Most people who call us have already tried dealing with their servicer on their own. They've been put on hold, transferred four times, and told to resubmit paperwork they already sent. We started Cornerstone Retention Solutions because homeowners in hardship deserve more than that. We work across FHA, VA, USDA, Fannie Mae, Freddie Mac, and conventional loan programs β€” and we know those guidelines well enough to hold servicers accountable when they cut corners.

Our Vision
The World We're Working Toward

We want to live in a world where no family loses their home simply because they didn't know what to ask for. That's it. No homeowner should face foreclosure alone β€” and as long as we're here, they won't have to.

Meet the Team

People who have sat where you're sitting

We didn't come to this work from a boardroom. The people who answer your call have been the ones opening the certified letter, doing the math at the kitchen table, and waiting on hold for a servicer who kept saying someone would call back. That's why nobody here will ask you to explain why you fell behind β€” we already know how quickly a good year turns into a hard one.

What we bring on top of that is the part most homeowners don't have: years inside loss mitigation, and the program guidelines memorized. We put those two things together and build a plan shaped around your loan, your timeline, and your household β€” never a template.

🀝
Your first call
Homeowner Advocates

The person who picks up, listens to the whole story, and translates it into plain next steps. They stay with your file from the first conversation to the last signature, so you're never re-explaining yourself to someone new.

πŸ“
The plan
Loss Mitigation Specialists

They live in the guidelines β€” FHA, VA, USDA, Fannie Mae, Freddie Mac, and portfolio investors β€” and know which option your loan actually allows. That's how we find the tools servicers forget to mention, like a partial claim or a payment deferral.

πŸ“ž
The pressure
Servicer Relations

The people who make the calls you dread. They submit the package, track every deadline, and escalate the moment a servicer stalls or loses a document β€” because they know the rules the servicer is required to follow.

πŸ—‚οΈ
The details
Document & Intake Support

Paperwork is where most applications quietly die. This is the team that makes sure your file is complete, current, and formatted the way your investor requires β€” the first time, not the third.

Same story, different toolbox.

Understanding your situation is where we start, not where we stop. Every plan we build is put together by hand around your loan type, your hardship, your income, and how much time is actually left on the clock β€” then we do the work of carrying it out. You'll always know what we're asking for and why before anything is submitted in your name.

What We Do for You

We get between you and your servicer β€” so you're not navigating the process alone, guessing which forms to send, or hoping someone calls you back.

01
🏠
Loan Modification

Your servicer won't always tell you every option that exists. We know what programs you qualify for and we push until the right one gets applied.

02
⏸
Forbearance & Deferral

Sometimes you just need time. We negotiate plans that pause or reduce your payments while you get back on your feet β€” without wrecking your credit in the process.

03
πŸ›‘
Foreclosure Prevention

A foreclosure date isn't the end of the road. We know every tool available β€” partial claims, advance programs, extensions β€” and we move fast when timelines are tight.

04
πŸ“‹
Servicer Advocacy

Tired of getting the runaround? We make the calls, submit the documents, and escalate when servicers stall β€” because we know the rules they're supposed to follow.

05
🀝
Short Sale & DIL

Sometimes keeping the house isn't the right call. When that's the case, we help you leave on your own terms β€” protecting you from leftover debt and unnecessary damage to your future.

06
πŸ“š
Borrower Education

Knowledge is power. We walk you through your rights, what your servicer is required to offer, and what to watch out for so you never get caught off guard.

Here's What Happens
When You Call Us

No mystery. No waiting around wondering what's next. Here's exactly how we work β€” and it starts the moment you dial (866) 299-5134, ext. 1.

01
We Review Your Situation

We look at your loan, your servicer, your hardship, and your timeline β€” and figure out exactly where you stand and what's available to you.

02
We Build Your Plan

Every loan is different. We build a plan around your specific situation β€” not a generic checklist.

03
We Deal With Your Servicer

We deal with your servicer so you don't have to. We submit, follow up, escalate, and push back when needed.

04
We Get You to the Finish Line

Before anything gets signed, we make sure you understand exactly what you're agreeing to β€” no surprises after the fact.

We Know Your Loan Type

Every loan program has its own rules, timelines, and options. We know them inside and out β€” which means your servicer can't get away with telling you there's nothing they can do.

Foreclosure in America Right Now

Falling behind is not rare,
and it is not a character flaw.

If you're behind on your mortgage, it can feel like you're the only one on your street who is. The national numbers say otherwise: 227,548 U.S. properties had a foreclosure filing in the first six months of 2026 β€” up 21% from the year before. Behind almost every one of those filings is a job loss, a medical bill, a divorce, a rate adjustment, or an insurance premium that doubled.

164,566Foreclosures started in the first half of 2026 β€” up 18% year over year
0.26%Of U.S. housing units had a filing across all of 2025 (367,460 properties)
563 daysAverage time to complete a foreclosure β€” the shortest since 2013

That last number is the one to pay attention to. Timelines are getting shorter, which means the window to act is narrower than it was even two years ago. The homeowners who keep their homes are almost never the ones who waited β€” they're the ones who asked early.

Source: ATTOM Mid-Year 2026 and Year-End 2025 U.S. Foreclosure Market Reports. ATTOM reported one foreclosure filing for every 632 U.S. properties in the first half of 2026, which works out to about 0.16%. The 2025 figure of 0.26% is ATTOM’s published share of all U.S. housing units.
